Condensation Control in a Major Food & Beverage Distribution Warehouse
Project Overview
A major soy milk producer operating a distribution warehouse in Hong Kong faced a recurring building-maintenance challenge: condensation forming on the warehouse ceiling.
Hong Kong's humid subtropical climate creates challenging environmental conditions for large industrial and distribution facilities, particularly where warm humid air comes into contact with cooler roof and ceiling surfaces.
The resulting condensation can create operational, safety and product-protection concerns.

Project Requirements
The requirement was not simply for a conventional mould-resistant decorative coating.
The underlying issue was moisture management.
A successful solution needed to help regulate condensation while being suitable for application within a large, operational industrial facility.
Particular consideration was also given to the fact that the facility was associated with food and beverage distribution.
Coating System
RD-Aquasorb was selected for the application.
RD-Aquasorb is a waterborne moisture-regulating coating incorporating a specialist microstructure designed to absorb excess atmospheric moisture and release it progressively.
Importantly, the system achieves this without relying on biocides as the mechanism for controlling the condensation problem.
Performance Objective
By regulating moisture at the ceiling surface, the coating provides an alternative approach to managing condensation compared with conventional anti-mould or standard decorative coatings.
This is particularly relevant to facilities operating in environments characterised by:
- High relative humidity
- Significant temperature variation
- Large enclosed spaces
- Cold roof or ceiling surfaces
- Persistent condensation
Project Significance
The project demonstrates the increasingly specialised role of modern coating technology within industrial building maintenance.
Protective coatings are not limited to corrosion prevention. Correctly specified systems can also address moisture management, condensation, hygiene considerations and building-envelope performance.
For warehouses and industrial facilities operating in humid environments, identifying the actual cause of moisture problems is an important first step towards selecting an appropriate coating system.
New Guard Coatings provides specialist technical support for industrial and commercial coating requirements, including specialist building-maintenance applications.
