How to Restore and Protect Metal Roofing for Long Term Reliability

The Challenges of Roof Weathering
Metal roofing is constantly exposed to harsh external conditions. UV rays, water pooling, rust and atmospheric contaminants all contribute to degradation. A protective coating slows deterioration and prevents costly roof replacements.
Preparing the Roof Surface
Before coating, the surface must be thoroughly cleaned. Pressure washing removes moss, loose paint and dirt. Any corrosion must be removed or treated, particularly around sheet overlaps and edges.
Selecting a Roof Coating System
Acrylic systems are widely used on commercial roofs due to their flexibility and ease of application. Polyurethane or advanced elastomeric systems provide longer service life and stronger weather resistance.
Effective Application
Apply during dry, stable conditions. Treat detail areas first, then coat larger surfaces using rollers or spray equipment. Ensure all fasteners and joints are properly sealed prior to applying the topcoat.
